Overall Purpose of The Role
The caretaker will be responsible for the maintenance, presentation and security of the school buildings and site.
Main duties and responsibilities
Security:
The caretakers, or any other nominated key holders, are responsible for security of the school premises and their contents. The caretaker will be an approved key holder for the school and is responsible for opening and closing of the building at times required by the company.
The caretaker’s security responsibilities can include:
- Changing locks and getting keys cut when required
- Ensuring proper use of premises and resources by tenants when his/her attendance is required
- Undertaking regular patrols for intruders, or to inspect for effects of vandalism, uncovered grids, broken glass inside and outside the building, and in the playground or grassed areas where glass or excrement is identified, corrective action or removal as required
- Conducting weekly and monthly statutory inspections, reporting faults to the Helpdesk and taking responsibility against risk of fire
- Checking and managing all security alarm and surveillance equipment, resetting alarms whenever possible and reporting faults to the Helpdesk.
Health and Safety:
The caretaker’s health and safety responsibilities can include:
- Completing and managing of statutory inspection books and accident books Ø Recording by telephone accidents and near misses to the appropriate department. Ø Highlighting, and making safe, any health and safety risks.
Building Cleaning:
The caretakers building cleaning responsibilities can include:
- Assistance with the removal of rubbish and waste materials to the authorised disposal point when required
- Assist to day cleaner in cleaning of areas fouled by children
- Cleaning all external areas, including litter picking, sweeping, clearing drains and external door glasses
- Cleaning of lampshades, blinds and diffusers in accordance with current health and safety legislation.
Services:
The caretaker’s service responsibilities can include:
- Responsibility for good house keeping energy management in respect of all services, and monitoring use of heating, lighting and water
- Ensuring boilers are working and liase with Helpdesk if any problems occur
- Taking all precautions to safeguard the heating system, water storage tanks and toilets from freezing during severe frost
- Ensure water outlets are flushed/run during holiday periods
- Check toilet systems/sinks for leaks, repair, and if unable to repair report this to the Helpdesk Ø Turn off all main switches and taps in emergency situations Ø Change light bulbs, fuses and plugs, and tap washers.
Building Maintenance:
The caretakers building maintenance responsibilities can include:
- Regular monitoring of the state of repair of premises and notifying the Helpdesk where necessary
- Chasing up of work and signing of necessary Service Tickets in consultation when required with the management
- Undertake day by day repairs of a minor nature
- Required to carry out small work requests, for example hanging of shelves or pin boards
- Maintaining and decorating of doors, windows, woodwork, walls etc. as requested by management
- Removal of, or painting over, all graffiti outside the building on a daily basis where practicable. Ø Manage and monitor all sub contractors visiting site
Grounds Maintenance:
The caretaker’s grounds maintenance responsibilities can include:
- Keeping pathways and driveways, hard core play areas and drainage areas, in a clean and tidy order, collecting and removing litter from these areas, and when necessary, from garden areas, shrubbery and hedges
- Sprinkling rock salt on paths, outside steps, driveways, and playgrounds in adverse weather conditions
- Liase with the management regarding the monitoring of the grounds maintenance and also certify standards of work carried out by the grounds maintenance sub contractors.
Equipment and Furniture and Fitting Maintenance:
The caretaker’s furniture and fitting maintenance responsibilities can include:
- Monitoring the state of repair of desks, chairs, work surfaces, chalk boards, cupboards, bookcases, shelving units etc. and reporting serious faults to the Helpdesk
- Undertake general porterage duties, including moving furniture for the setting up of classrooms and halls for classes, assemblies, performances, exams, meetings, and deliveries etc.
General:
The caretaker’s general responsibilities include:
- Ensuring the signing in book is available and sub contractors health and safety rules are adhered to
- Completing and returning appropriate documents or forms required by the company Ø Any other duties deemed reasonable by management.
Person Specification
The successful candidate must have excellent communication skills with a flexible and pro active approach to work. It is a requirement of the role to be able to interact with adults and children, and to have excellent team work and supervisory skills. The successful candidate also needs to be able to self motivate and have good organisational skills.
Qualifications and Experience
- General Health and Safety knowledge and understanding
- Experience in a Caretaking, Cleaning or Security role.
- Experience in managing sub-contractors / site visitors
- A good level of maintenance / DIY skills would be advantageous
Working Pattern
Week 1: Monday to Friday, 08:00 to 16:30.
Week 2 Monday to Thursday, 11:00 to 19:30, Friday 11:30 to 19:00.
